How do I evidence the origin of my crypto for a mortgage application?

By R.T. (Tyler) Dijst, blockchain investigator at Paucitas

If you want to put crypto profits into a mortgage as your own capital, the lender will ask where that money came from. Not because something is wrong, but because they have to document it. Paucitas produces an overview in which the path from your first deposit to the euro in your account can be followed step by step.

What Paucitas does for crypto for a mortgage application

We reconstruct the chain: the euro you once put in, the purchases, the movements between your own addresses, the sale and the payout to your bank account. Every step is supported by a transaction hash or an export line.

Where a step cannot be supported, that is stated too. A lender is more likely to accept an overview that is honest about a gap than one that looks too neat.

What you supply

The bank statements for your deposit and for the payout, the export files from the exchanges you used and the addresses of your own wallets. Old accounts you can no longer open can simply be reported.

What you receive

A report with the timeline from deposit to payout, a source reference per step, a one page summary your adviser can pass on, and an annex with the underlying data. This is the substantiation asked for under KYC and AML.

We deliver to you, not to the bank. You decide what you pass on and when.

How to get started

Ask your adviser which period and which amounts need to be substantiated, then get in touch. The earlier in the process, the calmer it runs.

European supervisors publish background on crypto assets and the rules that apply to them: see ESMA and EBA.

We do not assess whether a lender will approve your application and we do not negotiate on your behalf. We supply the factual substantiation of the origin.
